Rental Requirements

Rental Requirements

Application Fee is $20 per applicant, non-refundable.

Each person aged 18 or older will need to submit a separate application and use a separate email address.  A background check is required to process each application.  Approval for background checks will be sent to the email address provided.  *Applications cannot be combined for multiple individuals.

Only one application per person is required for interest in multiple properties.

 

Qualified applicants must meet the following minimum requirements to be approved for a rental:

Minimum verifiable income of at least 3 times the asking rent amount (i.e. You would need to make $1500 per month to qualify for a $500/month rental).
 
Zero evictions within the past 3 years.  Multiple prior evictions are not acceptable.  
 
Consistent work history.  Minimum 30 days at current job with little to zero gap between jobs.  Proof of income will be required.
 
Consistent rental history.  First time renters and homeowners OK.  There should not be residency gaps on your application.
 
Criminal history and credit score/background are also taken into consideration.

If you knowingly falsify your application in any way, your application will be automatically denied.

 

MOVE- IN POLICY

The following conditions must be met to obtain keys to any rental:

Approved application
Signed lease
Full deposit paid*

*NOTE:  Once you put down a security deposit, it is not refundable if you change your mind about moving in.  The security deposit is meant to hold the unit for you.  It is taken off market and not available to other applicants, therefore, if you change your mind about moving in, the security deposit is forfeited. 


One full month rent paid
Proof of all required utilities switched into tenant's name

 

**NOTE**

Please note that some properties require First month, last month, and $1000 security deposit.  Each property varies and will be noted in the listing.

 

PET POLICY

All tenants who sign a lease and have an approved pet (in our pet friendly rentals only) are subject to an additional monthly pet rent and a signed pet agreement.  

Pet rent is $20 per month in additional rent for up to 2 cats and $40 per month for 1 dog, $55 per month for 2 dogs.  (Some rentals may have space limitations, and therefore may have a limit on number of pets.)

Any tenant who is approved to have a dog will be required to obtain and show proof of renter's insurance, including liability coverage for their pet.
