Rental Requirements

RENTAL REQUIREMENTS - Updated 8/30/2025.

Application Fee is $25 per applicant, non-refundable.

Application fees are manually processed.  The fee is not automatically debited from your account.  Applications are processed in the order received (for complete applications with the fee on file).  The fee is only processed when your application is ready to be processed and the screening ready to be requested.

If you have a "locked card" you will need to unlock it for your application to be processed.

Each person aged 18 or older will need to submit a separate application and use a separate email address.  A background check is required to process each application.  Approval for background checks will be sent to the email address provided.  *Applications cannot be combined for multiple individuals.

Only one application per person is required for interest in multiple properties.

You will also be asked to email your photo ID and your proof of income to JLHPROPERTYMANAGER@GMAIL.COM.

 

Qualified applicants must meet the following minimum requirements to be approved for a rental:

Minimum NET income of at least 3 times the asking rent amount (For example, you would need to make $1500 per month, after taxes and deductions, to qualify for a $500/month rental). 

Zero evictions within the past 5 years.  

Consistent work history.  Minimum 90 days at your current job with little gap between jobs.  Proof of income will be required.

Consistent rental history.  First time renters and homeowners OK.  There should not be residency gaps on your application.  List your current address as your first rental. 

Criminal activity and credit score/background are also taken into consideration when looking at your "whole picture".

If you knowingly falsify your application in any way, your application will be automatically denied.

 

MOVE- IN POLICY

The following conditions must be met to obtain keys to any rental:

Approved application
Signed lease
Full deposit paid*

One full month rent paid
Proof of all required utilities switched into tenant's name

*NOTE:  Once you put down a security deposit, it is not refundable if you change your mind about moving in.  The security deposit is meant to hold the unit for you.  It is taken off market and not available to other applicants, therefore, if you change your mind about moving in, the security deposit is forfeited. 


PET POLICY

All tenants who sign a lease and have an approved pet (in our pet friendly rentals only) are subject to an additional monthly pet rent and a signed pet agreement.  

Pet rent is $25 per month in additional rent for 1 or 2 cats (maximum) and $50 per month for 1 dog.  (Some rentals may have space or other limitations, and therefore may have a limit on the number of pets allowed.)

Any tenant who is approved to have a dog will be required to obtain and show proof of renter's insurance, including liability coverage for their pet.

Dogs are not allowed in any apartment buildings, condo units or apartment complexes with more than two units.
